Fall Water Damage Checklist for Greensboro Homes: Prep Before the First Freeze
Fall in the Triad is hard to beat. The leaves are turning across Greensboro, the evenings are cooling off, and the holidays are right around the corner. But fall is also the season when a lot of water damage quietly gets its start. Leaves pack into gutters, the first cold snaps roll through, and small leaks that went unnoticed all summer start to show themselves, usually at the worst possible time, like the week family shows up for Thanksgiving.
At Rapid Refurb, repairing and rebuilding homes after water damage is a big part of what we do across Greensboro, High Point, Jamestown, and the rest of Guilford County. Our crew (Drew, Kyle, Caleb, David, and Josiah) has seen how a little prevention in October saves a lot of headaches in January. Here's the checklist we'd want every Triad homeowner to run through before winter settles in.
Clean Out Gutters and Check Your Downspouts
Once the leaves start coming down, gutters fill up fast. Clogged gutters overflow, and that water has to go somewhere: down your siding, behind trim, into fascia boards, or right next to your foundation.
Clear your gutters after most of the leaves have fallen, and again if you have big trees nearby.
Make sure downspouts carry water several feet away from the house.
Look for sagging gutter sections or streaks and stains on the siding below them.
Protect Your Pipes Before the First Hard Freeze
Greensboro winters are usually on the mild side, but we still get cold snaps that drop well below freezing, sometimes overnight with little warning. Pipes in crawlspaces, exterior walls, garages, and attics are the most vulnerable. When a frozen pipe splits, it can put a lot of water into your home in a short amount of time.
Disconnect garden hoses and drain outdoor spigots before cold weather hits.
Insulate exposed pipes in the crawlspace, garage, and any unheated areas.
Find your main water shutoff now, and make sure it actually turns.
On very cold nights, open cabinet doors under sinks on exterior walls and let a faucet drip.
Traveling for the holidays? Keep the heat on at a reasonable setting instead of shutting it off.
Take a Look at Your Crawlspace
A lot of homes around Greensboro and Guilford County sit on crawlspaces, and that's exactly where water problems like to hide. Grab a flashlight and take a look. Watch for standing water or damp soil, musty smells, insulation hanging down, drips around plumbing lines, or a subfloor that looks stained or sagging. Moisture down there can lead to mold and subfloor damage that you won't notice upstairs until a floor starts to feel soft.
Check the Roof and Siding After Storm Season
Between spring thunderstorms, summer wind, and the occasional tropical remnant that makes its way into the Piedmont, roofs and siding in the Triad take a beating. From the ground (no ladder needed), look for missing or lifted shingles, damaged flashing around chimneys and vents, and loose or cracked siding. Then head inside and check ceilings, upper corners of walls, and around windows for new stains.
Watch for the Quiet Signs of Hidden Water Damage
Not all water damage announces itself with a puddle. Keep an eye out for:
Discolored, bubbling, or peeling paint and drywall
Warped or cupping floors, especially in kitchens and bathrooms
A musty smell that won't go away
Soft spots in the floor near tubs, toilets, or the dishwasher
A water bill that's higher than usual with no clear reason
If you spot any of these, don't just paint over it. What you see on the surface is often only part of the story. We use moisture mapping tools to track down where water has actually gone so the repair addresses the whole problem, not just the stain.
Getting Ready to Host? Don't Put Off Repairs
We hear it every year: "We'll deal with that stain after the holidays." The trouble is, water damage doesn't wait for a convenient time. It typically gets worse the longer it sits. And if an insurance claim might be involved, many policies expect damage to be reported promptly, so it's worth checking yours. Getting it looked at now beats scrambling while the house is full of guests.
What to Do If You Find Water Damage
Stop the source. Shut off the water to the fixture or at the main shutoff.
Stay safe. Keep clear of water near outlets, cords, or your electrical panel.
Document everything. Take photos and video before anything gets moved or cleaned up.
Contact your insurance company if you think you'll be filing a claim.
Call a licensed contractor who can handle both the dry-out and the rebuild.
That last step is where we come in. Rapid Refurb handles water extraction, drying, and the full reconstruction, from subfloors and drywall to kitchens, baths, and finishes. We're NC licensed general contractors, we prepare detailed Xactimate estimates, and we'll meet your adjuster on-site and help guide your claim. We also coordinate the electrical, plumbing, and HVAC work so you have one point of contact from start to finish.
